Buying a new home, especially for the first time, can be confusing and stressful. In a competitive market, subject free offers are often the difference maker in bidding wars. This can be a very scary proposition for buyers. However, this does not mean that a buyer does not do their due diligence; at a minimum you should do these three things:
1. Get pre-approved for a mortgage by a lender or mortgage broker
2. Have a qualified inspection of the home
3. In the case of a Strata unit, investigate the minutes and bylaws ahead of making an offer
